Can I run a business out of my house?
Yes, this is called a home occupation business and there are several requirements that must be met for these types of uses. Only the people who live at the house are permitted to be work at the house as part of the home occupation. Advertising signs, outdoor operations, or businesses that create objectionable noise, dust, or odors are not permitted with a home occupation. On-site retail sales also is not permitted as a home occupation. A City of Fruita business license is required for home occupation businesses and all other state and federal rules and permits are required to be obtained before the business becomes operational. The regulations for home occupations are found in Section 17.05.100 (B), Supplemental Zoning Regulations and Standards, of the Fruita Land Use Code: Chapter 17.05 Land Use Code (fruita.org).

Do I need a city permit for a fence, and where do I get one?
All fences built in the City of Fruita require a fence permit. You may obtain the permit through the application process on City's permitting software Cloudpermit. Be sure to apply for a Cloudpermit account.

Do I need a city permit for a shed, and where do I get one?
If you are building a shed larger than 80 square feet you will need a City of Fruita Planning Clearance. You may obtain the permit on Cloudpermit. If you need help with your application please come to the Planning & Development Department located in the Fruita Civic Center at 325 E. Aspen Ave., Fruita, CO 81521. If your shed is less than 80 square feet, you will still need to make sure you meet the setback distances specified by your zoning district. Zoning information may be obtained from the Community Development Department.

You will need a city Demolition Permit if you are demolishing an existing structure in Fruita. This permit can be obtained using the City's permitting software Cloudpermit.

Do I need a permit to put up a fence?
Yes. Six foot rear yard privacy fences, 3’ solid or 4’ open front yard fences along with materials approved need to be discussed. We also need to check what restrictions may apply to the type of zone the property is within. We also recommend you talk with your HOA, if applicable, to see if there are additional restrictions.

How do I obtain an excavation and right-of-way permit?
If you are performing construction in a City of Fruita right-of-way you will need an excavation and right-of-way permit. This permit can be obtained either online under the Permits tab of the Documents and Forms page, or from the Public Works department located 900 E. Kiefer Ave., Fruita, CO 81521.

Yes, you will need a permit for these projects but there may be other steps or a specific permit you need to get started. What do I need to do if I want to subdivide my property?
A great way to start this investigation is to find the zoning of your property. Fruita’s zoning maps can be found on the city’s website. Once you know the zone, check the Density and Dimensional Standards Table of Section 17.07.060.I of the Fruita Land Use Code to see if you have enough land area to allow the subdivision. If you think it may be possible to subdivide, schedule a Pre-consultation meeting with the Fruita Community Development Department on Cloudpermit to talk about your ideas and to learn the particulars about the subdivision process.

What is required if I want to put a shed on my property or build a detached garage or similar structure on my property?
If the building is less than 80 square feet and has no utilities (such as water or electric), no permit is needed, but the building must meet the building setback for the zone in which your property is located. The city’s zoning map can be found on the city’s website. If the building is larger than 80 square feet or has utilities, a permit from the city of Fruita is required, and any building 200 square feet or larger or involving utilities (regardless of size) also requires a Building Permit. Applications can be submitted on Cloudpermit.

Where can I park my recreational vehicle, boat, trailer and similar items?
If you want to store these types of vehicles on your property, they must be at least 10 feet back from the edge of the street (all streets, excluding alleys). Many residential subdivision have covenants that further restrict where these things can be stored, so check with the homeowners association for other regulations that may apply.
Recreational vehicles cannot be stored on the street, but they can be parked on the street for up to 12 hours for loading, unloading, and similar activities.
Recreational vehicles cannot be used for living quarters. The only exceptions are if the recreational vehicle is parked in a licensed recreational vehicle park, or if the recreational vehicle is parked on private property, invited guests of the property owner can stay in a recreational vehicle on the property for no more than 72 hours.
